Baby, It's cold outside

With winter just around the corner, it seemed like a good time to point out a few good things to get done before the freeze hits full force.  There not hard things to do but they could save you a lot of money in damages down time road.

  1. FIND AND FIX LEAKS   Take a plumbing tour around your house.  Did you find any water anywhere you shouldn't have.  A small leak can get big quick if that pipe freezes. and that could cause alot of damage around that pipe.
  2. INSULATE YOUR PIPES   Pipe wrap isulation is fairly cheap and easy to use.  Check your attic, crawl space, and garage for exposed pipes. If you see a pipe wrap it.  This is an easy way to help keep your pipes from freezing in the first place.
  3. SWAMP COOLERS    To winterize your swamp cooler, turn off the water and power to the unit first. Drain the water out of the cooler and the water supply line to the unit.  This is often a good time to clean out the inside of your cooler and change the pads as well.  Last be sure to put a cover or tarp over it to keep it dry for winter.
  4.  PUMP HOUSE     When you get your water from a well, prevention and planiing are key for a smooth winter.  You will want to make sure your pump house is insulated well and that the exposed pipes in the house are insulated, too.  A heat source is also a good idea to keep your pump house above freezing.
  5. OUTSIDE HOSE BIBS    Start by simply make sure to unhook you hose from the hose bib.  This is to make sure water doesn't stay trapped and freeze, (Make sure to drain you hose and stash it in the garage to make sure it says good through winter, too.)  Then just some insulation to keep it warm.  Ypu should be able to find hose bib covers there inexpensive and easy to use and should do the trick well.  If you have and use a shut off valve for your outside hose bibs, be sure to drain the extra water out after you shut off the valve.
  6. SPRINKLER SYSTEM   The pipes of your irrigation system are an easy place where water can collect and freeze.  Make sure to winterize your sprinkler system.  Its not to hard to do yourself.  Turn off the water to the system and then flush out the extra water by turning on each valve.
  7. LOCATE YOUR WATER MAIN   You should be sure to locate your water main in case of emergency.  Should you be faced with a burst ppipe because of freezing you will want to get the water shut off quick to minimize damage.
  8. HAVE A GOOD NUMBER ON HAND    Plumbers come in all shapes and sizes, but one thing they have in commen is too much work and not enough people to do it, so there all busy.  Do your research and have at least one number on hand of a good plumber you trust.   You wouldn't want to have to keep your water shut off for days at a time because you can't get a plumber out any sooner.

Did I miss anything.  Are there any extra tricks you may know of?  Let us know.  I hope this was helpful for you, and i hope it helps provide you with a warm and dry winter for you and your pipes.
